163 Coutts Street – A fresh take on townhouse living

163 Coutts Street takes us somewhere new. It's our first development in Rongotai – seven townhouses on a single site between Lyall Bay and the airport.

Seven homes, no two the same

That mix is the point. Three homes sit on one level – no stairs to live with, a rare find in a townhouse development. Two step up over two storeys, and two stretch over three to make the most of the light and the outlook.

There's a well-rounded mix of one, two and three-bedroom homes. First home, investment or somewhere to settle for the long run – there's a typology here that fits.

The design

The homes are designed with our parnters at Voxell Architects. The exterior is a deliberate mix of white clay brick at ground level, precast concrete panels, vertical cedar shiplap and trapezoidal metal cladding – a palette chosen to weather well on the coast.

Inside, high studs and full-height glazing make the living areas feel bigger and brighter, and the exposed concrete carries through as a feature. Every home has its own courtyard or deck.

Kitchens and bathrooms

Kitchens are custom-designed by Mastercraft, with Quantum Quartz benchtops, Blum soft-close hardware and Fisher & Paykel appliances.

The bathrooms are where 163 Coutts continues to show off. Fully tiled floors, showers and feature walls, a full-height mirror with an integrated demister, LED under-vanity lighting, and underfloor heating beneath the tiles.

Thermally broken double glazing, premium insulation and an advanced intertenancy wall system keep the homes warm in winter and quiet year-round.

Living in Rongotai

Rongotai sits on the narrow strip of land between Wellington's south coast and the airport. Lyall Bay is five minutes away – surf, walking and the cafes along Onepu Road. Kilbirnie is the day-to-day hub, with New World, the aquatic centre and the bus interchange. The airport is a five-minute drive and the CBD fifteen.

Rongotai School, Lyall Bay School and Kilbirnie School are all close, with Rongotai College and Evans Bay Intermediate nearby.
