Not everyone wants the same layout. That was a deliberate starting point for this development.

Jesse Matthews at Voxell led the architecture, he describes what he was going for:
1058 High St is a boutique townhouse development on Lower Hutt's legendary High St, directly opposite the Avalon shops and Avalon Intermediate School. The development comprises three small blocks, each containing two to four townhomes.
Two homes front the street, each featuring a generous covered north-facing upper-level deck that opens directly from the living spaces. Tucked beneath these decks, a sheltered entry porch leads into a welcoming ground-floor lobby, with stairs rising immediately to the living areas above – open-plan, but with enough definition of spaces to support different activities at the same time.
The middle block is a classic run of four townhomes with private ground-level decks. The final block, another duplex, makes the most of its quiet, private setting with well-proportioned ground floors that open onto small private gardens and a shared courtyard.
Architecturally, the aim has been to create buildings that are calm, crisp, and contemporary, using materials that age well and lend a sense of warmth and homeliness. The duplexes anchoring each end of the development carry a horizontal emphasis, clad in brick on the lower floors and natural timber weatherboards above. The middle row, by contrast, has a strong vertical orientation – a contrasting rhythm of vertical timber weatherboards and profiled metal cladding, viewed at an angle as you walk down the landscaped entry pathway.

Every home at 1058 High Street is targeting a Homestar 6 rating – a formal assessment by the New Zealand Green Building Council measuring health, comfort, and energy efficiency. The rating is awarded after completion and independent assessment, but the design and construction approach are built around it from the start. In practice: high-performance insulation, double glazing, low-VOC paints and finishes, eco-efficient water fixtures, and a continuous extract ventilation system. Homes that stay warm in winter and don't overheat in summer. A reduced running cost over time.
It's a meaningful standard. A warmer, healthier home that costs less to run – that's the point.

Directly opposite the Avalon shops and Avalon Intermediate. Avalon and Woburn train stations are both close by, with reliable links into Wellington. Queensgate is a short drive. The Hutt River trails are nearby for the weekends.
It's a location that makes day-to-day life easy without making you feel like you've compromised.
